What the training covers
- The full range of housing options. Active adult and 55+ communities, condos and patio homes, independent living, assisted living, continuing care campuses, and multigenerational households, along with an honest look at what each one actually costs over time.
- How a sale interacts with benefits and taxes. Proceeds from a home can affect Medicaid eligibility, Medicare premiums, Social Security taxation, and capital gains exposure. The point is not to give tax or legal advice, but to recognize the flashpoints early and bring your CPA or elder law attorney in before a decision is made rather than after.
- Financing designed for later life. Reverse mortgages and HECM for Purchase, bridge loans, portfolio and pension-based qualifying, and the tradeoffs of paying cash versus keeping assets invested.
- Right-sizing and the emotional weight of it. Decades of belongings, a house full of memories, and adult children who may disagree. Coordinating senior move managers, estate sale professionals, cleanout crews, and donation channels so the physical work does not fall on you alone.
- Aging in place as a real alternative. Sometimes the right answer is modification, not moving. Evaluating single-level access, bathroom safety, doorway widths, and lighting so staying put is a genuine option on the table.
- Family, fiduciaries, and estates. Working alongside powers of attorney, trustees, conservators, and personal representatives, including probate and trust sales where the seller is an estate rather than an individual.
- Protecting against undue pressure. Recognizing elder financial exploitation and predatory cash-offer tactics, and slowing things down when a decision is being pushed rather than chosen.
